About Quail Ridge
The Residences at Quail Ridge is a 55+ community located in the Town of Acton, Massachusetts. Located just over 20 miles northwest of Boston, residents enjoy easy access to Route 495 and Route 2.
The 153 privately owned homes include individual houses and attached townhouses built between 2013 and 2015 on the site of a former private country club. The property of the condominium trust is just over 58 acres. The common areas around the homes are professionally landscaped and maintained. Residents also enjoy the wooded areas around the neighborhoods that enhance the feeling of being in a more secluded place.
Outdoor opportunities for active minded residents include easy access to conservation trails, Nara Park, and the Bruce Freeman Rail Trail for walking and biking. The community is adjacent to a privately owned golf club for residents who enjoy golf, pickleball, swimming, or a workout in the exercise room. For nature lovers, the property and surrounding conservation areas provide ample opportunity to watch local wildlife.
In order to maintain sufficient reserves for the Condominium, a transfer fee is collected from the buyer upon purchase of a unit at Quail Ridge. Transfer fees are held in the Capital Reserve Fund for the direct benefit of the Condominium Trust, and they help to mitigate the need for special assessments. The transfer fee is determined annually by the Board of Trustees to be equivalent to between two and six months of common charges.
